On Aug. 18, 2022, Arlington County released the preliminary concept plan (PCP) for Plan Langston Boulevard. First launched in 2019, Plan Langston Boulevard is Arlington County’s effort to develop planning guidance for the Langston Boulevard corridor through 2050. The PCP follows up on the land use scenarios Arlington County released in 2021.
The PCP is Arlington County staff’s preferred concept for Plan Langston Boulevard. The PCP includes recommendations for building height, land use, transportation, connectivity, public space and stormwater in the following three areas:
- Area 2: John M. Langston, Yorktown, Tara Leeway Heights and Leeway Overlee.
- Area 3: Waverly Hills, Donaldson Run, Old Dominion, Glebewood and Waycroft Woodlawn.
- Area 5: North Highlands and Lyon Village.
The county did not make recommendations for Area 1 (East Falls Church) or Area 4 (Cherrydale) in the PCP but will do so in the next stage of Plan Langston Boulevard.
The PCP generally envisions mixed uses with building heights ranging from three to 15 stories, depending on location within the Langston Boulevard corridor. The PCP also calls for establishing height transitions to residential neighborhoods. Notably, the PCP emphasizes providing affordable housing on the Langston Boulevard corridor and predicts that more than 1,600 affordable units will be built by 2040.
Arlington County anticipates reviewing and potentially adopting a final Plan Langston Boulevard in early to mid-2023.
